Detached buildings get skipped, usually on the reasoning that there is no basement to protect and no finished space to damage. The damage they do is different but not smaller. Water sheeting off an ungutttered garage roof lands in a line along the drip edge and does three things: it erodes the ground into a trench, it splashes soil and grit back onto the siding where it stains and eventually rots the bottom course, and it saturates the ground along a slab edge. Slabs are more sensitive to that than people expect, since repeated saturation and freezing at the perimeter is what lifts and cracks them. On a detached garage the fix is usually simple and inexpensive relative to the main house. Runs are short, there is rarely a second story, and access is straightforward. Discharge is often easier too, because there is more room to move water away from the building. If a main-house replacement is already being quoted, adding an outbuilding to the same visit costs far less than treating it as its own job later, since the setup and the coil are already on site.
